Construction Costs Down - Savings Up

Madigan DentistryOver the past 18 months, Hickory Construction has observed a steady decline in construction costs that translate into substantial savings for consumers and homeowners. The decline is largely due to the increased availability of skilled craftsmen in various building trades, who are providing very competitive bids.

While some material prices such as lumber and steel are on the increase, most of the major cost indexes tracked by Engineering News Record show other material costs are less than last year. In January, the U.S. Commerce Department reported a 3.6% decline in national construction costs. In our area, we see building costs down as much as 15% from where they were just two years ago.

These price reductions create a unique opportunity to save money on everything from minor repairs and maintenance to larger construction projects both at home and at the office. With many reports indicating material costs have most likely bottomed out, there may not be a better time to start a new project. EPA and the New Lead Paint Rule

Renovation, Repair, and PaintingAs of April 22, 2010 the Environmental Protection Agency’s Lead: Renovation, Repair, and Painting rule is in effect. The rule addresses remodeling and renovation projects disturbing more than six square feet of potentially contaminated painted surfaces for all residential and multifamily structures built prior to 1978 that are inhabited or frequented by pregnant women or children under the age of six. The EPA rule requires general contractors to register as a Certified Firm and train employees for certification.

While some general contractors are backing away from projects in older buildings, Hickory is moving ahead. The requirements are nothing new to us. We have been conscientious on this aspect of health safety for many years. Hickory professionals rigorously manage dust containment as part of our standard operating procedure and will continue to provide exceptional service regardless the age of the building.

In The Construction Zone

  • Hickory has begun construction on an addition and interior renovations to a west Knoxville home. The addition includes a new living room, guest bedroom suite, home theater and a screened porch complete with an outdoor kitchen.
  • Construction is underway on a new three-bedroom mountain home located in Walland, Tennessee. The exterior will feature crab orchard stone and cedar shake siding.
  • Hickory continues work on three LEED projects: a 26,000 sq. ft. LEED Gold maintenance support facility for Oak Ridge National Laboratory, a LEED Silver communications training complex for the 241st Engineering & Installation Squadron of the Tennessee Air National Guard in Chattanooga and a LEED Gold operations building for the 134th Air Refueling Wing of the Tennessee Air National Guard at McGhee Tyson Airbase.
  • In April, Hickory was chosen one of three contractors to provide construction, maintenance and design-build services to Tennessee National Guard buildings and facilities in middle and east Tennessee. The Multiple Award Task Order Contract is a 5-year agreement with the U.S. Government.
